Method of Disposal
Blakenhall Gardens will be disposed
of by a four-stage tender process.
Stage 1 – Expressions of Interest
Interested parties are invited to
submit written proposals to Bruton
Knowles Birmingham office to
be received no later than 12:00
midday on Wednesday 1st March
2006, these are to include:
- Company structure, background and an indication as to the method of finance plus evidence as to the availability of finance.
- Details of similar projects undertaken by the party.
- Examples of where the party has worked in partnership on similar projects.
- Details of the professional team.
- An explanation of the interested party’s approach to Urban Design
with an indication of how their
scheme would assist in the
regeneration of the City and
neighbourhood renewal.
- The party’s experience
of neighbourhood renewal.
An indication of the number of
completions achieved within
last 3 years broken down into
the types of tenure.
Stage 2 – Scheme
Following receipt of Stage One
Expressions of Interest, short-listed
parties will be invited to submit
Stage Two submissions to include:
- Scale drawings showing the
layout (1:500 scale), footprint,
massing, main elevations (1:50),
principal materials, pedestrian
and vehicle access and
movements, car parking and
relationship with neighbouring
buildings and streets.
- Schedule of areas.
- A detailed and working
knowledge of the Marketing
Brief must be demonstrated.
- Strategy for existing on-site
retailers – existing occupancy
details are available upon request.
Stage 3 – Financial Bids
- Following receipt of scheme
proposals, short-listed parties
will be invited to submit financial
bids based upon their earlier
submissions
- Financial bids are to be
accompanied with pre-conditions
/conditions, a full financial
appraisal with supporting
information giving assumed sale
values, construction costs, fees,
finance charges, developer’s
profit and other relevant details.
Stage 4 – Interview
- A final short-list of interested
parties will be invited to a final
interview stage with a preferred
developer being selected.
